Starting your journey to your dream home can be a scary prospect, with so much to do before you even start your build. At Manor homes, we’re with you every step of the way to make the process as easy and stress free as possible. That’s why we have our Planning and Approvals Streamline Start (or PASS) Pack. The PASS pack is designed to help you take care of everything you need to get council approval and take the important first steps to your new home. We will tailor a specific PASS pack, recommended just for you to suit your needs and build requirements. Let’s look at how we can help… Site Inspection: The first thing we do is to conduct a site inspection. Here we will visit your site and work with you to recommend the best orientation for your home, measure the levels of your site and find the best access routes for when your home is delivered. Then we discuss with you and point out any site restrictions or restraints that were mentioned in your previous Discovery and Design meetings – are you in a flood zone? Is it a sloping site? Is this area prone to Bushfires? This will allow us to make all the relevant suggestions for the set up of your home, so there are no surprises further down the track.
Reports: The next step is a detailed report on your site that will take into account everything the Council will want to know. We look at the Bushfire Attack Level (BAL) as well as testing the reactiveness of the soil to make sure we can help you make any adjustments to your design that will help protect your home. We will make sure that you are made aware of any changes and work with you to address them while still keeping the design of your home to match your vision. These reports will also look at your local Councils specific requirements and address them in preparation for lodging your application Drawings: After looking at your site and working with you on where your new home will sit, we take all this information and make a full set of drawings that show you exactly how your home will be oriented on your site. These drawings also come with plans that show the levels, elevations and any recommendations for your build so that you (and the council) can see exactly what is required to make your dream home a reality.
Applying For Permits: Before lodgement, our Colour Consultant will meet with you to help you select the external colours of your home, as most councils will require this information. We like to do this early to encourage a fast approval process. Once we have looked at your site, conducted reports and drawn up all the plans – you’re ready to apply. But don’t worry, Manor can help you here too! We will lodge your application with the council and help to manage the process to get it through to the Development Approval stage. We treat every home as if it is one of our own and have worked extensively with councils across NSW so we know how to make the process as streamlined and as fast as possible. Our Project and Planning team will provide you with continuous updates of how your application is progressing. Approval: Now the real fun starts! After your application has been approved, you’re ready to move to the next stage – Building Contracts and Selections. This is where you will meet with our Selections Consultant to choose from a wide range of premium finishes, colour schemes, fixtures and fittings. We’ll also discuss kitchen surfaces, cladding, bathroom tiling and loads more - we’ll make sure that your new home suits all your lifestyle needs. Once you’ve made your selections, we will help finalise the fixed-price contract and build time – with the cost of your PASS pack being deducted from the cost of your home.
